Dear BCLT Community,

Welcome to the first edition of our new monthly newsletter. We hope you’ll find it both informative and a quick, worthwhile read. Through these updates, we aim to keep you in the loop about our projects and properties and share voices from across the BCLT community.

We begin 2025 thinking about the families on the ranches in the Point Reyes National Seashore who find themselves in the position of losing what for many has been generational housing. It’s incredibly sad and I hope Bolinas can rally to support our neighbors. I’m encouraged by the immediate response from the affordable housing community and other NGOs throughout West Marin, Marin Community Foundation, and the County. There is a concerted effort to try to quickly figure out temporary housing while permanent housing comes online. While the BCLT is not taking a direct role in the response to this crisis, we are obviously ready to assist in any way we can given our resources and expertise. Closer to home, we’re excited to share our priorities for the first quarter as we work to build on the momentum from 2024.

• Tacherra Ranch Acquisition: We endeavor to close the acquisition of Tacherra Ranch by late summer. While a delay in receiving grant funds has set us slightly behind schedule, we’re optimistic that we can see this through.

• Enhanced Communication: Internally and externally, we’re committed to improving how we share updates and listening to feedback. We have a powerful story to tell and much happening this year! I’m especially eager to strengthen communication with our residents and implement a property management system that is transparent and user-friendly.

• 31 Wharf Road: Partnering with Habitat for Humanity Greater San Francisco, we’re wrapping up final details to start construction this spring. This project will bring eight affordable homeownership opportunities to the community.

• Gas Station Decommissioning: We’re working to decommission the former gas station, a significant undertaking requiring funding to remove underground tanks and complete this phase of BCLT’s work.

• Financial Sustainability: After a challenging financial year in 2024, we’re prioritizing stabilizing our finances. Delays in receiving funds from the Encampment Resolution Funding grant for the Bo-Linda Vista Campground required us to cover these expenses internally, impacting our reserves. This year, we’re especially focused on exploring new grant opportunities to support our operating budget and fundraising.

We are thrilled to announce the completion of a brand new Additional Dwelling Unit on our property at 3755 Shoreline Highway in Stinson Beach. This two-bedroom unit will be available soon and was made possible by the hard work and dedicated partnership between the BCLT team and the Stinson Beach Affordable Housing Committee. Big thanks to all involved, especially Chris Harrington and Harriet Moss. We look forward to welcoming a new household to this space in the coming months.

Bienvenidos a la primera edición de nuestro nuevo boletín mensual. Esperamos que les resulte informativo y una lectura rápida y útil. A través de estas actualizaciones, pretendemos mantenerles informados sobre nuestros proyectos y propiedades y compartir las voces de toda la comunidad del BCLT.

Empezamos el año 2025 pensando en las familias de los ranchos de la Costa Nacional de Point Reyes que se encuentran en la situación de perder lo que para muchos ha sido una vivienda generacional. Es increíblemente triste y espero que Bolinas pueda unirse para apoyar a nuestros vecinos. Me siento alentado por la respuesta inmediata de la comunidad de vivienda asequible y otras ONG a través de West Marin, Marin Community Foundation y el Condado.  Hay un esfuerzo concertado para tratar de resolver rápidamente la vivienda temporal, mientras que la vivienda permanente viene en línea. Más cerca de casa, nos complace compartir nuestras prioridades para el primer trimestre mientras trabajamos para aprovechar el impulso de 2024.

• Adquisición del Rancho Tacherra: Nos esforzamos por cerrar la adquisición de Tacherra Ranch a finales del verano. Si bien un retraso en la recepción de fondos de subvención nos ha retrasado ligeramente, somos optimistas de que podemos llevar esto a cabo.

• Mejora de la comunicación: Tanto interna como externamente, estamos comprometidos a mejorar la forma en que compartimos las actualizaciones y escuchamos los comentarios. Tenemos mucho que contar y mucho que hacer este año. Estoy especialmente ansioso por reforzar la comunicación con nuestros residentes y poner en marcha un sistema de gestión de la propiedad que sea transparente y fácil de usar.

• 31 Wharf Road: En colaboración con Habitat for Humanity Greater San Francisco, estamos ultimando los detalles para iniciar la construcción esta primavera. Este proyecto ofrecerá a la comunidad ocho viviendas asequibles.

• Desmantelamiento de Bo-Gas: Estamos trabajando para desmantelar la antigua gasolinera, una tarea importante que requiere financiación para retirar los tanques subterráneos y completar esta fase del trabajo del BCLT.

• Sostenibilidad financiera: Tras un difícil ejercicio financiero en 2024, estamos dando prioridad a la estabilización de nuestras finanzas. Los retrasos en la recepción de fondos de la subvención para la Resolución de Campamentos para el Camping Bo-Linda Vista nos obligaron a cubrir estos gastos internamente, lo que afectó a nuestras reservas. Este año, estamos especialmente centrados en explorar nuevas oportunidades de subvención para apoyar nuestro presupuesto operativo y la recaudación de fondos.
